Memorandum

From: Pool Committee (Charlie Wright, Al Gebhard) Subject: New Pool Deck and Railing Project – 2024 Date: September 28, 2023

At the 2023 PPHOA Annual Meeting, The Pool Committee recommended that it was time to consider replacing the pool deck and railing and upgrading the plumbing that circulates water through the pool. The existing pool deck, railing and plumbing were all installed when the pool was constructed in 1983. The pool deck boards were flipped about 10 years ago. Many of the deck boards are in bad shape – one board broke over the Labor Day weekend and was replaced. The plumbing has required repairs the last few years during pool startup. After 40 years of service, it is time to replace what we have. The pool house will stay with some cosmetic repairs.

The area of the pool deck is about 1,700 square feet. The pool railing is about 200 feet long. Charlie estimates a cost of $6,500 for 2”x 6” cedar-tone treated pine for the deck (assuming 20% loss due to cutting and fitting, etc.) and $1,800 for the railing (same style as we have now). We need to haul off the old, green-treated decking and railing - we estimate $1,500 for three dumpsters. A guess on replacing the plumbing and some equipment in the pool house is $3,000. Add an allowance of $1,000 for screws, nails and unknowns and the estimated cost of materials totals $13,800.

The Pool Committee is asking the members if they would be willing to commit to this being a “volunteer effort”. The concept would be to get commitments from 3 to 5 volunteers for the demolition work and 4 to 6 volunteers for the construction work (could work both portions, of course). Work would occur in late April/early May of 2024, probably mainly on weekends but also during the week depending on availability. Charlie has agreed to supervise the effort and to take charge of the plumbing and equipment replacement portions. We would add $3,000 to the budget for his time for a total rounded- off budget of $20,000 (including a contingency to repair unforeseen issues discovered when the deck is removed). The officers have authorized that half of the existing $10,000 pool reserve can be used for this project. This would come out to an assessment of $680 per pool membership ($15,000 divided by 22 memberships). The reserve would be replaced over the next couple of years.

It has been suggested that pool members may want to contribute $ to the project in lieu of labor. This voluntary contribution would be in addition to the $680 assessment described above. If so inclined, you can make a voluntary contribution by sending your contribution to:
